2025 was defined by ups and downs in the housing market, with buyers gaining the upper edge for the first time in years.

With prices still elevated and interest rates high, sales slowed down dramatically starting at the end of last year, but are now rebounding from their low point.

California home sales rose nearly 7% in September year-over-year, reversing five months of annual declines. The number of homes sold was the highest since February. 

The buyer’s market in Fresno County is unmistakable. In Clovis, the number of homes for sale is up 16% from last year, with total active listings surging 48%—and 34% of those listings have reduced prices. In the City of Fresno, homes for sale are up 9%, active listings have risen 38%, and 38% of listings have seen price cuts. These are numbers we have not seen in a long time. 

The Fresno County housing market is now firmly a buyer’s market, with more homes for sale and sellers offering concessions. Listings are up over 33% compared to last year, with 37% of homes for sale seeing price reductions
